Scope of Project/Services

The client requested complete architectural services for this newly-purchased Newport mansion, including restoration of the majority of the 1st floor, renovations of the 2nd and 3rd floor bedrooms and baths, redesign of the kitchen, installation of a new HVAC system, design of a new terrace and pool, and renovations of the entire basement to create a recreation room and TV room.

Special Requests or Needs of the Client or Job

The client purchased this Newport mansion with the intention of selling it as a high-end flip (click for Providence Journal article about the sale), so increasing the value of the home while maintaining its unique historic elements was an important consideration in everything we designed.

Challenges and Solutions  

Beautiful old beech trees grow on the property, and the previous owner had deeded much of the land to the Aquidneck Island Conservation Commission. We had to be careful to consider the trees while designing and building. Also, while the property was not legally considered part of the historic district of Newport, it was surrounded by historic homes and necessitated our attention to the exterior design.

Special or Remarkable Features

The infinity pool has a curved edge and a curved retaining wall, giving it the appearance of a pond, fitting in perfectly with the beech trees and natural landscape.

Also unique are the his-and-hers master bedroom and bath suites, which include a sitting area.

Another remarkable architectural feature is the powered front gate with large brick piers that match the house, opening to a brand new curving driveway. We incorporated fencing to close off the front half of the property for privacy.
