Scope of Project/Services
This new construction luxury home was built on one of three very tight subdivisions of a larger lot located in a historic district, which requires adherence to and working within strict regulations while delivering a client’s desires. The design for this luxury home includes a 2-car garage, walkout basement, in-law apartment, in-ground pool and bar, chef’s kitchen, spacious master suite with private deck, two additional bedrooms with en suite baths, and a study.
Special Requests or Needs of the Client or Job
Due to its location in the middle of Newport, RI’s Historic District, the home’s design required a European approach to architecture, utilizing every inch of space to create as much living area as possible. The client also requested an in ground pool in the backyard with privacy wall, and a two-car garage for off street parking.
Challenges and Solutions
The defining factors of this home were the in-ground pool in the backyard and the 2-car garage, the need for as much living space as possible within zoning regulations, and other elements of the design which entailed an extensive HDC approval process.
After several renderings, CDA won approval for the design from the Newport Historic District Commission.
To create more living space, we not only used the area beneath the garage for an in-law apartment or “nanny’s quarters,” but also created a walk out basement design with large windows to give the home an additional entire floor opening into the backyard’s paved outdoor living area and pool.
The in-ground pool is surrounded by a paved patio and high stone privacy walls.
Special or Remarkable Features
Using Newport HDC-approved materials, we were able to give this beautiful Newport home a contemporary shingle-style design, departing from the typical colonial-style aesthetic while still keeping with the culture of the surrounding Newport, RI neighborhood. Also remarkable is the spacious master suite on the 2nd floor with a covered viewing balcony recessed into the building. Below the balcony, on the 1st floor, an impressive round window looks out over the backyard.
